Located on the south west side of Browning Island, Lake Muskoka (just east of Cariquette Island) this "boat access only" newly built three bedroom + loft cottage has over 2,400 square feet, a one mile open view to the west and over 160' of private treed and sunny shoreline.

The cottage features an open concept design with a great room, floor to ceiling windows on the lake side, custom kitchen with granite countertops, hardwood and slate flooring, 20 foot ceilings, ceiling fans in each room, 2 fireplaces, 2 bathrooms (one with whirlpool), 3 queen beds + two bunk beds, 52 inch plasma TV with DVD, high speed internet, telephone with unlimited long distance calling in Canada, 2 large decks and multiple sitting areas by the water.

Enjoy stunning sunset views from one of two decks, a private two level deck by the cottage, or a stunning waterfront deck for the afternoon sun and sunset dinners. Excellent swimming for all swimmers with some shallow but mostly deep water and large rock outcropping by the water to catch rays of afternoon sun. West exposure and typical day-long breeze from the open waters to the west make this location virtually bug-free during daylight hours. The waterway is quiet both on weekends and during the week as the only traffic is from one of your few island neighbours. This cottage provides the true "on the water" Muskoka experience.

Should you wish more privacy or have a desire to accommodate a group of 8 to 10 in comfort, rent the neighbouring cottage next door. Both cottages together provide total privacy, your own private point and over 300' of shoreline.

LOCATION: 185 km from downtown Toronto to one of two mainland access points - a 10 minute boat ride from either the west or east access points to the south west side of Browning Island. From the west depart from Pride of Muskoka West (halfway between Gravenurst and Bala on Highway 169) and head two miles to the east. From the east depart from Allport Marina or Pride of Muskoka Marina (in Bracebridge - just off Hwy 11) and head two miles west.

WATER TAXI: Water taxis transfer to and from the island are available for those who don't have access to a boat for a small additional fee.

BOAT RENTALS & PARKING: Boat rentals of all types located at local marina's Daily parking ranging from free to $10 per day at Pride of Muskoka West, Campbell's Landing, Walkers Point, Allport Marina, Pride of Muskoka or Beaumaris Marina.

PETS: Pets are welcomed from responsible dog owners.
